Thinking back on my short real estate career I really wish I had taken this course right when I started because I think I really could have taken advantage of the tips I have learned before the market went south. But I will say that since taking the course my career has changed significantly.  I work in new construction and it is very very slow for builders right now. My focus has really been to use my time to get our name out there. I have found the classes about time management and the ideal week to be very helpful. With a 19-month old and a baby on the way I find that I really have to use my time wisely or I never get any work done.  But the ideal day/week helps so much to keep me on track and remind me of the things that I want to accomplish. I have found that attending the classes and listening to what works and doesn't work for other agents has really got my mind thinking and trying to change things a little and make them work for my situation. I have been able to make great progress. I have focused most of my energy on getting our website up and going and getting people to check it out. I sent mailers out to my Farm last Monday and since then I have had over 150 hits on my website (previously averaging 20-something a month). That to me is very remarkable! I have had a few prospects come from it and I have also had signs made with the website and business cards as well. People really like looking at things online and It shows me that people are looking. The market is not as dead as we all think.  One thing I will say is, as I sit through the trainings and I hear all of the ideas I think how great it could be for someone who is really willing to put all of the theories and practices to work. For someone who is willing and able to put the time in and really give it a good shot, this could definitely be a great start to a very busy and successful real estate career.
        I have learned new things each and every week I have gone to training and I have noticed that I need the class each week to renew the motivation that I lack by the end of the week. I haven't followed everything perfect, but I have learned a great deal and I can already see great things coming from it. It gets me excited and it makes me want to work. I have spent more time working since I started the training than I did in the last six months since I started in the business and I know that all of my efforts will pay off!

I’m happy to write how the coaching has helped, as a matter of fact it’s been invaluable, what I’ve taken from it has been interesting, there are things in your business that you know you should do, things that every agent knows should be happening, yet as agents we don’t do them, we don’t prospect, we don’t follow up, somehow we imagine that some mystical force will guide our business to the 6 figure mark without us getting outside of our comfort zone. The coaching so far has been superb in driving home the importance of the things you do every day, the biggest thing I am doing now is actually doing prospecting nearly every day, and with the scripts and materials that are in the packet it looks like I’ll pick up another 2 or 3 listings this month.

I really dont have any exciting success story to happen during this training.  I have always known what I need to do which is what you are teaching.  I have found other things to do this last year.  The main benefit for me so far out of this class is the accountability to do those things and the info I am getting from other Realtors.  I am not where I want to be but am doing a 100 times better than last year at this time.  I feel that if I set these pipelines it will all work out for me.  I am now prospecting on a weekly basis where before it was monthly.  Thank you so far and I am looking forward to future sessions.

In the training classes Eric and Steve have stressed over and over again how important it is to create your “Ideal Week” - and then follow it.  The first few weeks I resisted making mine – I’m only part-time (excuse 1) / I have another business (excuse 2) / my days are always different (excuse 3) - surely this did not apply to me.  But my days did not get any more productive and I continued bumbling from one random thing to another day after day not really getting much accomplished.  Every time I let myself think of how much I had to do and learn I got panicky and discouraged.  It was overwhelming.  So I sat myself down and gave some serious thought to what type of schedule I could make work for me.  I then set my mind to follow that schedule.  Each day I now steadily work toward my daily goals and I am amazed at how much more productive I have become by structuring my tasks rather than trying to tackle them at random.  I’m finding that the closer I follow my plan the faster things are falling into place.  I’m not nearly as overwhelmed because now there’s a time for practicing scripts, for reading, prospecting, office work.  As my daily work habits steadily improve I’m also finding my mindset is gradually changing and it’s getting easier to stick to my goals. 

I’m by no means perfect but as I look around my house and office and see the piles starting to disappear rather than continuing to grow, I can see this works.  My ideal week is really shaping up and shaping up my life.  Instead of feeling overwhelmed I’m feeling an inspiring sense of accomplishment.  This training has pushed me, encouraged me and motivated me to start.

Just wanted to pass on what I did last week.  As I mentioned, one of my leads came from a buyer acquire.  Being sick with strep throat I took the time to work on mailings.  I received mailing labels from one of the title companies for non owner occupants in my area.  I sent them letters introducing myself.  I also sent out information to a few people on the default list.  The other two solid leads I got came from my mailings.  I have been able to sign 3 people up on a buyer/broker agreement.  It can be difficult right now as you mentioned but I have feel the coaching motivates me and what I see that this is a great time to build relationships and if I only do a little bit of business (enough to survive or better) I know when the market changes I will have done a lot of the leg work and I will get that benefit as the market makes it's up swing.

Thanks for all the good guidance in the coaching classes was talking to Steve D. and he is really starting to see the potential and he says he’s learned more in the last month or so of coaching classes than he had learned in his entire time as a Realtor. Dear Eric thank you for your webinar. I learned a lot today and specially now because I have my 1st transaction and is a buyer that at this moment we are waiting for his pre-qualified  letter! so he knows his power of purchase. As you know I don't have the resource CD I joined equity sometime in May of this year and without your training I would be lost! I have used the buyer package for my client and it has been helping me but the resource Cd has a lot of things that we can't find in our equity agent archive.

Eric,
I have been working to slowly institute all of the principles you taught in class. They are starting to really produce some results and I find myself too busy to get to everything.
I am now looking for a good buyer's agent who is motivated, can close the deals, but needs the leads. Do you have any suggestions or know anyone who fits the build?
Since three of my listings have gone to short sale status, I have worked to figure that out and am getting it. I had one agent refer me 2 more short sales today that I will have listed by monday and my lender called me with another from one of her clients. (By the way, what you said and I have always personally believed about always doing the right thing for the client is starting to really pay off as well.)
I am now so busy that I am scrambling to find a good assistant as well. How did you find yours? What sources did you use? What is a reasonable amount to pay someone that is good? I can definately see how a good assistant could help me close 1 or 2 or more deals a month. I am up to almost 20 listings now and will have another 5 by mid next week. It is NUTS!

The trick was this - I was concerned that I wasn't making enough money in RE and interviewed for a position where I could work it and real estate at the same time. After a couple weeks, I was having to put so much time into the other that my real estate business was suffering. I realized that if I worked as hard in real estate as I was at the other job (with little success, I might add) I would be earning a lot more money. My assessment was accurate and my income will soon show it.

For the last week, since I decided to recommit myself to real estate, I have averaged 3-4 appointments per day and 2 new clients per day (and those are not just "add them to my contact list" clients - they are business right now clients.)

Today was a fantastic day!!!!!   A closing  for a property on 8729 Florence Dr. $191,000  I was busy all day with work work work in Real Estate.  You would be proud. 

 

I had my closing at 9am then a very productive day.

 

I told friends I was unable to attend a play with them in the evening since I still had work to do ( prospecting ) since I had a pedicure and lunch with my lender during the day, checked on my Mom. and then after fixing dinner and shopping,  I felt that I needed to spend a couple of hours calling.    :)

 

I have had way too much free time and need to be more aware of my off time.

 

I do have an appointment for a listing next week. 10 calls 1 lead 1 appointment 1 closing. Also have an offer in that may be accepted tomorrow for a closing in October.
